House and Property Rules
Occupancy
The number of people occupying the holiday home is under no circumstances to exceed the number paid for by the guest. Isolation Bay has the right to evict the guest or charge as appropriate for the extra guest(s).
Responsibilities of the Guest
The Guest is responsible for the holiday home during his/her stay. The Guest shall take all reasonable care of the holiday home and at the end of the holiday shall leave the holiday home tidy and return all furniture, games and appliances to where they were on arrival. This includes stripping beds and doing dishes. If the holiday home has not been left tidy and requires more than 2 hours cleaning time following departure, Isolation Bay reserves the right to charge the Guest for the extra cleaning.
Deposit and Payment
A deposit of the first nights payment is required at the time of booking your accommodation. The balance is payable prior to the stay unless agreed otherwise.
Cancellation Policy
Cancellations/modifications made outside 21 days prior to the date of the commencement of the booking will be refunded their deposit. However the owner appreciates as much notice as possible so they can endeavour to re-book the dates. The deposit will not be refunded for cancellations/modifications made within 21 days before the booking. Cancellations/modifications made the day before or the day of the booking will be charged the full booking fee. The owner has the right to request a non-refundable deposit for any booking. This must be confirmed in writing between the guest and owner.
Arrivals and Departures
Check in 3pm onwards.
Check out 10.30am.
No Smoking Policy
Smoking is not permitted in any indoor spaces of Isolation Bay. The smoking of illegal substances is NOT permitted at any time.
Fire
No candles or naked flames are permitted other than in fireplaces. Fire guards must be used at all times on the open fires when no adult is supervising.
Camping
No camping or campervans are included in the package. This may be an option for an extra charge, but please enquire early if interested in this option.
Wooden Floors
Dragging heavy items and wearing stiletto heels on wooden floors is strictly prohibited. General common sense to avoid damage is required.
Damage
The Guest is responsible for all breakages and damage to the property that may occur during the term of the Guest’s stay. Any damage or breakage must be reported to the owner.
Vehicles and Belongings
The owner accepts no responsibility for any loss or damage to any car, its contents, or any baggage or personal belongings.
Rates and Availability
Rates may vary over time. Until a booking is confirmed please be aware that prices and availability may alter.
Goods and Services Tax
All rental rates are GST inclusive.
Unlikely Events
Isolation Bay accepts no responsibility to any change in the holiday home and its facilities as stated in the confirmation. Should events arise beyond the control of Isolation Bay and render the holiday home unavailable or unobtainable then Isolation Bay may cancel the holiday home booking. However, should such circumstances arise, Isolation Bay will endeavour to transfer the booking to a holiday home of similar standard and in the same area. Where this is not possible, Isolation Bay will refund the Guest in full all monies paid in respect of the holiday home. The Guest shall have no further claims against the Owner or Isolation Bay. Isolation Bay accepts no responsibility for any matter or events beyond its control.
Procedure for Complaints
In the event of the Guest not being entirely satisfied with the property they should contact the owner to discuss the matter.
Amendment of Terms and Conditions
These terms and conditions may be amended from time to time. The terms and conditions are deemed to be accepted by the Guest upon booking in writing.
Policies and Procedures for Events Bookings
Bond and Payment
All bookings require a $1000.00 bond for confirmation. The bond is refunded via online transfer within 2 weeks following the event if all terms and conditions have been satisfied. Full payment is due 2 weeks prior to the function.
Cancellation from Hirer
A cancellation at any stage following confirmation forfeits their $1000.00 bond.
Marquee
A marquee is not supplied by Isolation Bay. This will need to be hired from an independent marquee supplier. Times and days for erecting and dismantling the marquee will need to be discussed with an Isolation Bay representative before the booked arrival date.
Confetti
Artificial and plastic confetti are not to be used. Flower petals or the like are permitted.
Noise
Loud music and bands to cease at 12.30am. Noise from amplifiers and loudspeakers must be kept to a moderate level at all times. Failure to comply with this condition may result in the early closure of your function or confiscation of equipment.
Liquor
Alcohol is BYO at no additional charge. We like to think guests will drink responsibly and can respect the property while doing so.
Portaloo Hire
It is the hirer’s responsibility to provide adequate toileting for their own guests when using the property.
Lawns
Please keep all vehicles to a minimum when driving over lawns, to avoid damage.
Rubbish
Hirers are responsible for bagging all general rubbish and depositing it into the green skip located across from the Balmoral Farm Shop.
Cleaning
Hirers are responsible for leaving the grounds as they found it. All cigarette butts, bottle tops, and other rubbish are to be removed from the lawn.
Security
The hirer is responsible for securing the facility upon completion of the function. Please ensure all lights, heaters, and any electrics are turned off.
Loss or Damage
Isolation Bay accepts no responsibility for loss or damage to any property of the hirer or any guest or invitee’s property which may be brought to the venue, whether within or outside the premises, and does not provide any insurance cover for such property, including property left secured in any storage facility which may be provided.
Supervision of Children
Venues are not designed for childcare purposes and there may be potential hazards present. Please ensure all children are supervised at all times, including in surrounding areas.
Fire Safety
In case of fire, evacuate the facility IMMEDIATELY, then notify the Fire Brigade by phoning 111. The hirer is responsible for the accountability of function attendees. The hirer must make sure all guests are accounted for when assembled.
Breach of Conditions
Any breach of these conditions may result in:
- Forfeit of all or part of the bond
- Closure of the function
- Refusal to accept future bookings
- Extra charges being incurred by the hirer

These terms and conditions may be amended from time to time. The terms and conditions are deemed to be accepted by the Guest upon booking in writing.
